€258,000 is the average price tag for a home in the region, according to the CSO.
The average price of a home in the midlands soared by 8.5% year-on-year in July.
The latest report from the CSO shows the average cost of a home in region was €258,000.
Westmeath offers the most expensive residential property in the midlands, at €275,000 - that's up from €240,000 during the same period last year.
The average cost of a home in Laois is €260,000, while it's €240,000 in Offaly.
The report has found residential property prices nationwide rose by 9.6% in the 12 months to July.
It also shows the national index is now 12.4% higher than the peak of the property boom in 2007.
Property costs on average were highest in Dun Laoghaire-Rathdown, at €630,000, and lowest in Longford, at €171,000.
Niall Corkery, Statistician in the Prices Division, said: “Residential property prices rose by 9.6% in the 12 months to July 2024, up from 8.9% in the year to June 2024.
In Dublin, residential property prices saw an increase of 10.3%, while property prices outside Dublin were 9.1% higher in July 2024 when compared with a year earlier."
